The Controversy of UK Agricultural Land Conversions to Housing

May 15, 2017

What are seen as the controversies around converting land from agriculture to housing? The value of UK Green Belt and agricultural lands is undisputed. But the environmental costs of modern farming and housing needs are part of the conversation as well.Anybody considering making an alternative investment in strategic land will know that Britain unquestionably needs more homes to accommodate a growing population. According to the Office for National Statistics, more than 4.4 million homes should be built by 2016, largely in response to two factors: A decennial growth rate of 7 percent, as measured in Census 2011, and lagging new home construction that fails to keep up with this population increase, largely attributed to the stringent lending standards of banks following the 2008 economic crisis. At least one group claims the solution is to build on Green Belt land. The Policy Exchange, a centre-right think tank, said in late 2012 that the supply of land near cities that is kept unbuilt is a drag on the housing market. They argue that swaths of English countryside that typically surround towns should be opened up for development. The fourteen Green Belts in England cover about 13 percent of the country, enveloping about 60 percent of Britain’s population (about 30 million people). The Policy Exchange faces plenty of headwind in its positions. Since the “garden city movement” of the early 20th century, the effort to combat urban sprawl led by such groups as the Campaign to Protect Rural England (CPRE) and the London County Council sought to maintain open spaces dedicated to recreation, forests and agriculture as a social good. But the Town and Country Planning Association has proposed since 2002 the adoption of more flexible policies toward Green Belt lands, suggesting that instead of a growth-stifling “belt,” that “wedges” and “strategic gaps” might allow a natural expansion of urban areas.

Famously, the head of Natural England, whose charge is entirely to ensure protection and improvement of flora and fauna, said in 2007 “we need a 21st century solution to England’s housing needs which puts in place a network of green wedges, gaps and corridors, linking the natural environment and people.”Agricultural land outside of Green BeltsOf course, land away from the major cities is green as well, much of it in use for agricultural, forestry and recreational purposes. More than 80 percent of the landmass in England and Wales, 12 million hectares, are used for farming and forestry. Local planning authorities can more easily rezone the lands outside Green Belts when market factors, such as the demand for housing development, call for it. Since 2000, about 1500 hectares of agricultural land has been converted to housing development every year.Of course, similar sentiments understandably still exist relative to the bucolic perceptions of farming in the U.K. But environmentalists take exception to how modern agricultural methods, which include excessive application of fertilisers, can actually burden nature with its by-products:• Toxic build-up. 100 million tonnes of sewage sludge, compost and livestock manures applied annually to agricultural lands is leading to a build-up of potentially toxic elements such as zinc and copper, and more than half of sensitive wildlife habitat experiences harmful acid and nitrogen pollution, according to a paper published by Environment Agency UK.• Loss of soil. About 2.2 million tonnes of topsoil is lost each year due to intensive cultivation, some of which is instigated by compaction from heavy machinery and livestock, which precludes plant growth and leads to runoff in rain. (source: Environment Agency UK). To be fair, some runoff is noted as well from building sites before landscaping is completed.• Water quality compromised. About 70 percent of sediments found in water come from agriculture, and those sediments can carry metals, pathogens, pesticides and phosphates.Such problems due to modern agriculture plague the planet, as similar pollution levels are reported throughout Europe, Asia, North America and Australia. Africa, Brazil and Argentina, the newer frontiers for agriculture, are expanding arable croplands to meet global food demands but also exhibit a host of environmental sins. The food-housing tugThere is no denying that the housing needs in the UK must be met – and soon. A whole generation of families are postponing children or living in cramped quarters, awaiting homes they can afford or at least rent to accommodate their members. But Brits need to eat as much as sleep. So how to balance the use of land for each?A number of approaches are being tested. One is to encourage development of so-called brownfield lands, which include properties that may require remediation from previous industrial uses. These lands are often within towns or immediately adjacent to them, some with excellent access to existing urban infrastructure while others are cost-prohibitive for a variety of reasons (no existing infrastructure, undesirable locations for housing or extensive environmental remediation required).

SustainableBuild.co.uk is a web publisher that considers the balance between development and environmental sustainability from a very pragmatic standpoint. The site offers several points on how land conversions to development can have a negative effect, which include: converted greenfields are quite unlikely to be converted back to nature; there is inevitable loss of habitat for animals and plants; a loss of employment for agricultural workers; and a loss of Green Belt land that provides geographical definitions and separations of cities, towns, villages and hamlets (I.e., American-style urban sprawl).Answering the problem of diminishing agricultural lands is a nascent movement to small-scale, organic agriculture on greenfield lands. SustainableBuild notes, “There are greenfield sites that are not being used for any purpose, for whatever reason. Development must consider all human and environmental factors, not just consume land and space for short-term solutions. A sustainable vision would look at all the options for land use, human population expansion, urban sprawl, economic considerations as well as environmental needs.”Which, in a country with a growing population and a concurrent appreciation for the environment, is perhaps the most realistic and pragmatic approach.

Systems Thinking in ‘ORGAN’-Izations

April 28, 2017

What is systems thinking? Systems thinking is the process of understanding how things influence one another within a whole. That definition and many like it are found all around the internet, but do we know what it looks like in action? I found it confusing in many cases due to these same resources stating that a systems thinking approach is the opposite of breaking a larger system down into its parts to be analyzed and/or improved. It is my opinion that using a systems thinking approach in an organization is a balance of both.I’ve read a lot about tearing down these functional areas as if they are some kind of barrier standing in the way of a systems approach. I am going to disagree with this and state that we simply need to work with them differently. I strongly agree with the need for these teams, but the information within should be openly available to all other teams and the communication paths should be directly available. In every business we have a product, service, solution, etc… to provide to someone and in many it is important to have expertise organized into functional teams within the organization. These functional teams need to be in place for organizations to provide important pieces such as expertise, accountability and responsibility. Building a culture of relating these functional teams to systems that are part of a larger system and promoting collaboration between these systems is how I would describe getting your organization to a systems thinking approach.A systems approach provides many things from efficiencies and cost savings to feedback loops and product improvements. It can even have a positive influence over morale. After recent discussions on systems thinking I was looking for an example of an organization that utilizes a systems approach effectively. What I realized is that not only is the human body a great example of many things working together for a common goal, but that we study and teach on this subject recognizing each of these parts as systems working together. If you were to look up the Human Organism and write down the highlights, you are probably going to write something like skeletal system, muscular system, nervous system, etc… See the common factor?

Now hold that thought and let’s look at the human body as we look at our own organizations. Imagine a standard org chart with organ systems breaking down into each system (nervous, muscular, digestive, etc… ), then to the organs themselves (heart, lung, liver, etc… )From atoms to molecules to organelles that form cells which form tissue which leads to organs that make up an organ system and results in an organism. If the body worked vertically it probably wouldn’t function let alone be what it is today. The body maintains our functional groups that allows for expertise, responsibility and accountability; but still has many interworking systems.Notice that when we speak of the functional teams that make up the body, we refer to them as systems. The body has 11 major organ systems, but what you cannot display in such a standard org chart representing the body is the overlapping of these systems. Nearly all of the major organs of the major systems have other organs from other systems connected to them. Notice that I said there are 11 ‘major’ systems. Choose your belief here, but whether fantastic evolution or a genius creator, the need for interworking systems was obviously not overlooked. I listed some organs that fall under their organ system, but what happens when I ask you where the hypothalamus resides? It is a gland so let’s say its functional area is the endocrine system, but it’s function is being responsible for the activities of the autonomic nervous system. This happens to us everyday right? Your software developers are not writing software to develop software. We’ve decided that with the org chart of the human body if you will, it needs a system to link the system, hence we have what is known as the neuroendocrine system. This is found again and again throughout the human body where functional areas overlap. The muscular and skeletal systems work so closely and are dependent on each other for optimization of movement and support that we have a musculoskeletal system. Genius right? The musculoskeletal system is not a whole new functional area of the business with new management, etc… Consider instead that it is a space where representatives from both systems come to collaborate on their ideas of how to reach the common goal and then returns to their own system.Aside from not addressing dependencies from multiple functional areas to optimize the outcome, silos cause other issues in the organization. Regardless what your functional area is, it is better than the others right? If you are an installation tech, you could meet your goals if development had it together and if you are in development your product is fine if only your installation guys were smart enough to implement it.We’ve got to tear down these silos and interact. Every decision made in a functional system is going to change the overall system. If your change is not matched and/or countered by other changes the result has changed. What a standard org chart (silos) doesn’t do is help us identify where a problem is or visually instill the idea that what one does has a greater consequence to the common goal. As an example, let’s assume you have hypoglycemia.Well, hypoglycemia is a condition that occurs when your blood sugar (glucose) is too low. Now you have double vision, fast heart, nervous, shaking, sweating, etc… Each system is reacting. If you take medicine to rectify the symptoms without understanding the true cause you could damage your pancreas or cause other systems to work harder to counter the new effects while not actually curing the problem.Hypoglycemia can be caused by medications or alcohol so it could be the fault of the mouth. If not the mouth maybe the overall digestive system for not breaking down the carbohydrates or back down in that functional system to the pancreas for not producing insulin. Maybe it’s the blood stream and maybe it’s that the liver and/or muscles aren’t storing glucose properly. It very well might be a digestive system problem, but unless we understand how systems overlap you might of just replaced your director of digestion when in fact the problem could of been any one of circulatory, muscular, or endocrine systems.Similarly, defects in the muscles and bones can be the result of neurological problems, metabolic or vascular disorders, nutritional imbalances, etc… If any one of the systems that make up the human body were to over/under produce or change what it does all together, it can drastically change every other system and the overall result of what they were previously working together to do.

The body has 5 vital organs being the brain, heart, lungs, kidneys, liver, and pancreas. Scroll up if you need to, but I’ll just tell you that the blocks are red and each resides inside of a functional system. What?! The brain isn’t higher than bones? All of these systems work together and due to this the information uses the nervous, muscular, circulatory, and other systems to share information where they overlap and transport it to another system it interacts with. If you were to put your hand on a hot surface the body reacts by sending signals to other parts of the body. Your muscles contract to pull away, it notifies your brain of the incident, your blood pressure increases while you breath heavier, your pupils dilate, and you start releasing hormones like adrenaline. Many systems in the body just worked together to notify, react and rectify and it did so by communicating within interworking systems rather than all information leaving the critical areas and coming back via the same point it went it out. Good thing or you might just still have your hand on a hot surface waiting for that single point of communication to be available.Any living organism is amazing, but remove any one system or even tamper with it without proper communication to the others and if you are still alive, you’ve just caused cancer. To do this an organization needs to instill a culture of collaboration and team building so that the vital organs can work together while the functional manager acts as a servant leader to keep his experts focused, trained, and with the tools they need to do what they do.With all of the communication that the body has going on, you can provide it with the right nutrients and not only is it healthy, it becomes self healing when the unknown arises. Shouldn’t your organization be self healing?

Teaching About the Election to Elementary Students Using Literature and Technology

May 26, 2017

Teaching about the election can be an interesting process. Of course the best way is to hold a mock election, or even better, a school election with children running for various offices. As with all curricular areas, experiencing the learning by participation cements the concepts.Other ideas for teaching about the election include:For Kindergarten and Grade 1Read a book about an election and discuss the elements of election. Books I choose to use are “Duck for President” by Doreen Cronin and Betsy Lewin (2004) and “My Teacher for President” by Kay Winters and Denise Brunkus (2008.)After discussing the election process we make campaign posters. Students use a drawing program on the computer (I use KidPix) and type “Vote for ______” in huge letters. They add decorations to complete the poster. We print in color and staple to construction paper. Hanging this campaign poster on their bedroom doors will remind them of what they learned about the election.

For Grades 2 and 3I read an election book such as “Pete for President” by Daisy Alberto (2004). We discuss election procedures but also emphasize telling the truth during the election process. During the story there is a page where there is a debate. I stop the story, have two kids join me up front, and simulate a debate. Sometimes I even tell one of the students to make outlandish claims about what he or she would do if they were to win. We finish reading the book and then discuss ways that students can improve the school. The second graders make campaign posters just like the younger students but they add four ways they can make the school/world a better place. Examples might be: Eliminate bullies from the playground, Pick up Litter on the Playground, Be Nice to All People, Help Raise Money for New Library Books, etc.In Grades 3 through 5As the children get older I begin to teach about the electoral college. The best book I’ve found for this is “Grace for President” by Kelly Dipucchio and Leuyen Pham (2008.) After reading this story I send the students to explore an online simulation game at the Scholastic News website.

Grade 6: By the time students are in grade 6 they are ready to explore the issues of the candidates. To do this I ask the students to choose six issues to research on the websites of the candidates. The information that they gather can be presented in any manner; for instance, a 2-column display comparing the issues or using an organizing software such as Inspiration to create a web of information.Overall, the more concrete examples you can give to students about the election will assist them in learning about the process that we embrace within our country.

Sedation Dentistry: It’s Important to Understand Different Types of It

May 4, 2017

One of the biggest reasons for people to avoid any visit to a dental clinic is the fear of the equipment. Now let me tell you something – The dental professional which you will choose is qualified enough and has years of experience. They will never perform any procedure (surgical or non-surgical) without any precaution. So for the purpose of surgical procedure dentistry has a new development called sedation dentistry. The information present in this article is for you to understand that sedation dentistry is safe and really important.Honestly you must not have heard much about sedation dentistry but it has been in existence since a really long time. There is one sedation dentistry technique which is being since 1840s till date. In this technique your dentist will use Nitrous Oxide popularly known as laughing gas. Furthermore the use of ether in general sedation was introduced in the dentistry vertical by a Welsh Student.

Sedation Dentistry is apt for those patients who have the tendency of feeling anxiety when they have to undergo a dental treatment. Sedative can be used for any sort of dental treatment whether it is surgical or simply tooth whitening and cleaning. So basically sedation dentistry helps a patient to relax and feel nothing while undergoing a dental treatment. At times this procedure is referred to as sleep dentistry however the fact is that even though sedatives are applied patients are still awake.Sedation Dentistry involves four levels:• Minimal: Where-in the patient is awake but is completely relaxed.
• Moderate: You won’t remember every detail and step of the procedure but you might speak in a dizzy tone.
• Deep: Not completely awake and not completely unconscious.
• General: You will be completely unconscious. This form of dentistry is categorized into four types. These types have been mentioned below:• Inhaled minimal: Here you will be breathing in laughing gas or Nitrous oxide. The gas is inhaled in combination with oxygen through a mask. It helps in relaxing your entire body and nerves.• Oral: You will be given a pill an hour before the procedure will start. The sedation can range from minimal to moderate depending upon the total dose. The effect will be that you will feel drowsy but will still be awake. You might even sleep but can be awaken by a little shake.• IV moderate: You will receive this sedation through a vein. The effect is quick.• Deep: This will make your body completely unconscious. You won’t wake up unless the effect of sedative subsides.Apart from all these sedatives that are being used you will also receive a local anesthesia. This will help in numbing the area where your dentist will perform the procedure.

As mentioned before sedation dentistry is best for those who anxiety problem. This problem prevents them patients from visiting the dental clinic. The other reasons why sedation dentistry is best for you are:• You cannot tolerate pain
• You can’t sit at the dentist’s chair
• Tooth Sensitivity
• You gag too soon
• Some major dental problems to be fixed in terms of surgery. You need to tell your dental professional that you suffer from any of the above listed problems. After gauging the dental problem he/she will then decide whether you will undergo sedation dentistry or not. They will also decide the type of sedation which is right for you. There is no harm in looking into sedation dentistry. You must know that a dentist who is performing this procedure is someone who understands your problem and is ready to work with you.

Healthy Competition In Team Sports Teaches Life Skills

May 1, 2017

The word “competition” brings to mind images of athletes or sports teams striving to do their best and working hard to accomplish significant goals. For most of us, achieving goals and enjoying life is at least partially dependent on working together and getting along with others. Many of these essential relational skills are learned in the developing years as children move from childhood through adolescence and into adulthood. Given the importance of these key life skills, our society would benefit greatly by ensuring that kids are provided with ample opportunities for working together and getting along with people. Such relational skills can be effectively taught (and caught) in the context of an organized sports program. It seems that kids are born with an innate sense of competition and a desire to win. Our society, schools, and sports programs all cater to this inclination to compete with various games and challenges. Such challenges have been a part of human society from the beginning, and this competition develops a number of important skills for use throughout life.As an example, the desire to be the champion and top dog often pushes people further than they would choose to go on their own. This dogged determination to win is what drives Olympic athletes, CEOs, and many leaders to attain to lofty positions. However, the downside of unchecked competition is that negative traits including roughness, a domineering attitude, and unsportsmanlike conduct can develop and can take over a person. Such negative traits can be very harmful, and if not kept in check, can lead to damaged and broken relationships.

This danger for unguided winners to develop poor attitudes is precisely the reason we should encourage children to get involved in team sports programs and other organizations where healthy competition is encouraged and promoted. It is often within these organizations that essential life skills are taught and where the development of proper attitudes can be nurtured.By participating in organized team sports, kids can begin to truly experience the thrill of winning and the pain and discouragement of defeat. By experiencing these emotions in the context of their sports community, children can begin to understand the roots of their emotions and how their emotions can affect others. In addition, parents and coaches can observe how kids react and can provide encouragement and guidance as needed when and if inappropriate behavior and reactions are observed.Within the context of an organized sports program, a skilled coach can help and encourage the winners to revel in the victory, and yet do so in a way that does not put down the losers. In fact, if the kids on the winning team can learn how to reach out and encourage kids on the losing team, they have learned an extremely valuable lesson that will serve them well throughout their lives. In the same way, the losers must learn the essential skill of losing well and not withdrawing in self-pity or lashing out at the winners, their teammates, or their coach. Winning and losing are a continual part of life, and developing key skills to cope with victory and loss will go a long way in helping young people cope effectively with the ups and downs of life.In developing life skills, there is a significant difference between team sports such as basketball, baseball, and soccer and individual sports such as tennis and racquetball. Individual sports typically focus on developing the competitive side of an individual, but organized sports programs can teach so much more. On a team, the children learn to work together to accomplish things that they could never do on their own. In addition, the coach can provide encouragement and direction, and the kids themselves can encourage each other when they are down. On a team, kids can also develop the confidence to try new things that they might otherwise not try. Such an encouraging and supportive environment is rarely found in an individual sport, but can be commonly found on sports teams. Out of necessity, teams learn to work together to accomplish mutual goals and such skills will help carry them through life and work.

In summary, the competition and cooperation that occurs in organized sports programs can be very healthy and helpful for developing essential life skills. In a well-run program, team sports encourage children to work together, encourage one another, and get along with others. A quality and gifted coach can develop these skills in children, and our children would be well-served into adulthood and our society would benefit by having these skills engrained into our children’s character.

Use of Drones in Aerospace/Defense

May 28, 2017

The development of unmanned aerial systems, or drones was initially for military purposes. As these aerial systems did not require an onboard pilot, they were seen as a useful weapon on the battlefield. Not only does a drone decrease the mortality rate of the soldiers, it also provides the military a chance to spy on the enemy in a discrete manner.Drones have become an important component of national defense for the following reasons.· A drone is an unmanned vehicle, that is, it does not require any one to be on it to be controlled. This is possible because it can be controlled using a remote control. Though it is mandatory that it is still controlled by a trained pilot, it does not require the pilot to go with it.

· The US military has been using drones to search for terrorists in Afghanistan and have proved how useful they are for conducting covert military operations.· Drones can be used for various purposes such as searching for hidden terrorists, gunning the terrorists down in their own areas and searching for the hidden landmines using hyperspectral imaging sensors.· Keeping an eye on the air space of the country.· Keeping a check on the borders of the country without threatening the lives of the most precious soldiers. The use of the US Army’s Global Hawk in the combat field of Afghanistan has already made news. This has triggered a race between countries to own and develop this technology as soon as possible. Countries like UK and China and India are already way ahead in the research and development of drones for their respective defense forces. The use of drones even by the army is not only for combat and espionage purposes. This technology is largely being developed for the times when a crisis hits the nation. The military is trying to use drones in areas that have suffered fire or earthquake where the military and air force is called in to rescue people. This is the humanitarian aspect of the use of drones. Drones are sent in difficult to reach places to search for survivors. When the images from a drone shows the presence of any survivor, special teams are sent in to carry out rescue operation. This has saved many lives and is sure to save a number of lives in future too.

The countries that are trying to be the controlling factors in the world need to have this technology soon. UK has started by bringing together all of its top engineers to develop homemade UAVs and there were news about the flight of their first UAV named Taranis. The use of UAVs cannot replace the fighter jets or the satellites, however, they can be used for surveillance missions that can’t be performed by fighter jets as they are too big and therefore can be spotted quite easily by radar. Drones are definitely one of the “must haves” for any good army in the future.

Franchise Agreements, Governing Law and Jurisdiction Issues

May 13, 2017

In franchising franchisors can end up spending huge monies on attorney fees and worse off find them selves simultaneously fighting legal battles in multiple jurisdictions over often frivolous lawsuits brought on by non-performing franchisees and their professional parasites.After watching other franchisors become legally embattled it became apparent to me that our company needed a hedge in this issue. Although we never had this problem I witnessed other franchise get off their game and lose focus on the market and their companies. So, I decided to add this clause to our franchise agreements;

7. MISCELLANEOUS7.1 Governing LawThis Agreement has been accepted and made in the State of ________, United States and all rights hereunder will be governed by and interpreted under the internal laws (and not the law of conflict of laws) of the State of Arizona.7.3 WaiverA waiver of any default or breach of any provision, term, covenant, or condition of this
Franchise Agreement will not be a waiver of any subsequent breach of the same or any
other provision, term, covenant, or condition.Any waiver of any provision of this Agreement must be set forth in writing and signed by the party granting the waiver. Any waiver Franchisor grants will not prejudice any other rights Franchisor may have, and will be subject to Franchisor’s continuing review. Franchisor may revoke any waiver, in its sole discretion, at any time and for any reason, effective upon delivery to Franchisee of ten (10) days prior written notice of revocation.By written notice, Franchisor unilaterally may waive any obligation of Franchisee, their principals, or the guarantors.

Our consent, whenever required, may be arbitrarily withheld if Franchisee are in default under this Franchise Agreement.——— ———— ———–If you are a franchisor perhaps you should run this by your attorney [professional over billing parasite-opinion] to see if such a concept would be right for you. Often these clauses are not allowed in many jurisdictions, but if you’re a dealing with International Interests or regions in country where such clauses are allowed it might be something to ask your lawyer about, who knows? Consider all this in 2006.

Five Similarities Between Religion and Spirituality

April 26, 2017

When we were children we were asked, Which came first, the chicken or the egg? If we based our answer on the creation story in the Bible, we would answer, Chicken. But if we based our answer on our experience in raising chickens, our answer would be, Egg.The same can be said of the answer to the question, Which came first, Religion or Spirituality? In terms of our experience with religious books and discussions, religion came first. It is only now that more and more people are talking about spirituality and writing about it. In terms of the origin of the reality behind those words or in terms of the object of our understanding, spirituality came first. The spirit was there before there was any religion. God was there before there was anybody to worship him.We can even say that spirituality is an offshoot of religion. For many centuries people professed religion. Some of them fiercely opposed religions other their own. Christians for many centuries opposed paganism, Islam, Hinduism, Buddhism, and any other religion. This has happened also with paganism, Islam, and the rest with respect to the other religions. They too opposed other religions.

But more and more people discover that mere religion cannot answer their deeper yearning for a better experience of life. So, they turned to something deeper and better than religion. They found this in spirituality.Because spirituality in a sense is an offshoot of religion, there is bound to be some similarity between them, just like the similarity between the egg and the chicken.First, both believe in a higher power of some kind. Religion believes in God the Father or Jesus, or Allah, or Brahman, or Tao. Spirituality believes also in this God or it may conceive of God as a universal or primal energy. Both believe that such being possesses power higher and greater than what we have.Secondly, both religion and spirituality desire to have a relationship with this higher power. Although the nature of the relationship is different in religion than in spirituality, the desire for this relationship is there. Religion connects with this higher power with fear and trembling. Spirituality connects with this higher power with love and affection.Thirdly, both religion and spirituality have rituals and practices which deepen one’s religiosity or spirituality. Religion usually has sacred rites or sacraments. Spirituality has meditation or yoga sessions.

Fourthly, both have respect for the sacred, the other worldly. This is not just respect for God. This is respect for the reality that is beyond our senses and reason. When religion pushes this respect to its extreme, it becomes superstition. When spirituality pushes this respect to its extreme, it becomes religious spirituality.Fifthly, both have fear of failure. In religion this failure is punished by hell fire or repetition of existence or some other worse fate. In spirituality this failure is the inability to realize one’s true worth or value and the destiny of a life of meaninglessness. Hell, repetition of existence, non-existence, meaninglessness are forms of punishment for failure, either in religion or in spirituality.

Credit Collection Laws And You

May 21, 2017

The Fair Debt Collection Practices Act and the Fair Credit Act has helped thousands of debtors free themselves from collection agents and junk debt buyers who act like complete Neanderthals when collecting debts. Junk debt buyers, collection agencies and sometimes, even original creditors are known mostly for their unforgiving, intimidating and often illegal collection tactics to extract money from debtors. Since laws have been enforced, consumer rights are protected against mean-spirited credit collectors, which is why it is important to educate yourself with credit collection laws to minimize the chances of being harassed by creditors or collection agencies.

One of the most common ways debt collectors obtain information from debtors is asking for their bank or credit card information. In the past, debtors have no other choice but to divulge such sensitive information from creditors or collection agencies. However, things have changed, laws are enacted and junk debt collectors and collection agencies can no longer make a person give his or her credit card and bank information.Once contacted by a debt collector, debtors are given 30 days to dispute the debt and make the debt collector prove the ownership of the debt in dispute. The bottom line is, you don’t need to pay anything just because someone claims you owe them money. If they can’t produce proof that you owe them money, they can’t collect the money nor can they file a credit card lawsuit.Apart from proving the debt’s ownership, collectors can no longer threaten, use profanity, vulgarities or use demeaning language to scare debtors into paying the debt. They can no longer humiliate you or talk to third parties about your financial problems. They can no longer discuss confidential debt information to other people. They can no longer threaten to garnish your wages, put lien on your properties when they haven’t gained legal authority to do so.
